This is yet another smidgen of good news for our rather mysterious real estate market. This coincides with other positive news from the first quarter of sales statistics gathered regarding the Santa Clarita real estate market. &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-size:10pt;font-family:'Arial','sans-serif';"&gt;Sales of 608 Santa Clarita single-family homes were up 18.1 percent over the same period a year ago and the 261 closed escrows reported this March were 14.0 percent higher. Condominium sales however did decline 4.9 percent to 274 transactions for the 1st quarter and were off 6.6 percent from March 2006 - which I have expected since they usually perform the worst in a relatively flat market or &amp;quot;down&amp;quot; market.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-size:10pt;font-family:'Arial','sans-serif';"&gt;Business has been&amp;nbsp;tremendous&amp;nbsp;for me this year, so I&amp;nbsp;certainly see the proof behind these numbers. Since the prime rate on Piggyback loans have risen in the last year and there is still uncertainty as to where the will end up, home buyers have been taking a second look at taking out just one loan, and the PMI that goes along with that when putting less than 20% down. In the interest of having predictable loan costs home buyers have surely been altering the way they structure their loan. The PMI industry has already seen an 8.5% increase in the use of mortgage insurance with purchases and refinances since the beginning of the 1st quarter of 2007. &lt;/p&gt;&lt;p&gt;Other than the fluctuating cost of a piggyback loan, what is driving people now to use PMI? Well finally for 2007 there is a new tax break for a home purchase THIS YEAR. I&amp;#39;ll cut to the chase. If you bought a home this year, and you used PMI, and your adjusted gross income is LESS than $100,000, then you can write off the full premium of the PMI! So you now get the Interest deduction on the 1st mortgage, the property taxes, and now PMI! Homeownership is great!&lt;/p&gt;&lt;p&gt;Bad news is, if your adjusted gross income is over 110,000, your out of luck on this new tax break (at least for this year). There is a partial deduction you can take if you make between 101,000-109,000, but it goes down 10% per thousand!&lt;/p&gt;&lt;p&gt;This is something that should have been implemented long ago - but who cared as prices were sky rocketing and everyone made money hand over fist buying and selling property.Lets just hope they increase the limit over $100,000, which&amp;nbsp;will enable people who live in more expensive areas, such as&amp;nbsp;California to qualify for this tax break too. I have been working so don&amp;#39;t worry. The problem has not been my lack of desire to keep the Santa Clarita home buyer and seller informed, rather the time it takes when the market has been quite hot and demanding so much of my time!&lt;/p&gt;&lt;p&gt;In 2006 I had nothing but time to blog, not quite true since business was decent, but it sure felt like it at times. Here we are now in 2007, just 3 months completed, and the year has been rocking! Buyer&amp;#39;s have indeed lost that ever present 2006 fear of buying a home. They now have courage, and have caught wind that things aren&amp;#39;t &amp;quot;so&amp;quot; bad, and they are now buying homes, or at least running us around looking for that home!&lt;/p&gt;&lt;p&gt;I am seeing full price offers made, and in once instance two weeks ago, a home with 5 offers on it in its first week on the market. Why the change year over year? I attribute it mostly to media coverage and people simply tired of renting! Sentiment is everything, and when people are fed news story after news story, either in a paper, magazine, cable news channel, or know it all blog like mine, well, if all that news is negative, who is going to feel good about going against the &amp;quot;advice&amp;quot;, especially when it comes to dealing with home buying and selling. Its a good thing that people by nature, want to own real estate, otherwise it would be much less predicatable and more complicated! &lt;/p&gt;&lt;p&gt;Today, we see positive news stories, and much less doom and gloom from pundants. Sure there is uncertainty in the market still, just much less of it. Sure there is fear about the sub prime loan market and how its undoing could effect the mainstream market, I just don&amp;#39;t see it effecting the desire to buy a home from the clients I have, or the clients I see my colleagues dealing with on a daily basis. &lt;/p&gt;&lt;p&gt;Bottom line, incase you were wondering, the Santa Clarita real estate market is looking very lively and healthy thus far in 2007. The beginning of the year was looking very promising in that the inventory was remaining at a nice low level after the holidays. It will be interesting to see how the inventory takes shape over the coming months.&amp;nbsp;Currently we are at about 2050 homes actively for sale in Santa Clarita.It is important that inventory stays relatively low, for another dramatic increase like that of 2006, would mean&amp;nbsp;to many options for buyers, which translates into one too many competing sellers. The good news is that buyers have in large number considered or actually got off the sidelines and are starting to participate in the market again. As I mentioned, a lot of that has to do with media coverage and how that has changed. So the larger number of buyers will actually help to eliminate a percentage of the growing &amp;quot;Spring&amp;quot; inventory. I feel that as some sellers realize things aren&amp;#39;t so bad out there, they may actually opt to hang onto their asset, and not sell, which is the opposite of what they decided to do in 2006 - when everyone seemed like they wanted to sell!&lt;/p&gt;&lt;p&gt;In the coming months I will provide many more updates here, and do my best to keep you updated on the day to day minutia of the Santa Clarita real estate market. The large home builder, SunCal, is interested in developing a piece of land just north of Copperhill in the San Francisquito area, long known for its equestrian feel. &lt;/p&gt;&lt;p&gt;SunCal had an original plan to develop 60 homes, each with a varying lot size, however nearby existing residents argued that the lot sizes would not accommodate the housing of horses since it is after all an equestrian community. SunCal argued that the lot sizes indeed were sufficient and the plan for the 185 acre development fit in with the existing theme of San Francisquito. The department of regional planning for Los Angeles county disagreed and sent SunCal back to the drawing board. &lt;/p&gt;&lt;p&gt;&amp;nbsp;SunCal came back this year in March and offered their new solution to the problem, by reducing the number of homes to be built to 45 from 60. This would increase the average lot sizes in theory and lay rest to some concerns. It is noted that SunCal planned on lot sizes ranging from 15,000 to 60,000 sq ft. Because the community consists of two different zoning requirements, SunCal would not be required to adhere to the 2 acre minimum lot sizes. &lt;/p&gt;&lt;p&gt;The department of regional planning for Los Angeles County yet again struck down the development plan, and has asked SunCal to change the plan to reflect each lot to be a minimum of 1 acre and report back to the Los Angeles subdivision committee. After the committee has reviewed the revised map the decision will be back up for review with the Board of Supervisors on June 26th of this year. &lt;/p&gt;&lt;p&gt;Anyone looking for a 1 acre tract home!? Good news for home buyers, as this was the 5th straight &amp;quot;hold it&amp;quot; decision made by the inflation weary body. The Federal Reserve still warned of future inflation risks to our economy, while at the same time noting improved stability in the housing market over recent months. &lt;/p&gt;&lt;p&gt;But with the good news of a housing market returning to relative good health, and strong showings in the economy by way of various indicators, the Fed will likely be able to justify a rate increase rather than a rate decrease. To fight off inflation they will increase interest rates so as to put the breaks on growth and over heating of the economy. &lt;/p&gt;&lt;p&gt;Buyers - its time to buy NOW! The economy has been very resilient, and the housing market keeps coming out with good news. If this continues, its likely they will increase at least once or twice. If you are planning on buying a home in 2007 - I suggest you purchase prior to the next meeting of the FOMC on March 20th and 21st!&lt;/p&gt;&lt;p&gt;This 1st quarter is the perfect time to buy ANYWAY in 2007, its right before sellers will start to sense that there are more buyers in the pool than normal. Once an apartment community, turned condo conversion, now apartment community again, the Madison at Town Center even has the guys outside waiving signs with &amp;quot;Now Leasing&amp;quot; slogans on them. &lt;/p&gt;&lt;p&gt;Some people did indeed purchase condos there, I think the number is quite small, however it did happen as I confirmed this with the leasing office. From what I heard, it will be quite difficult for any of the owners to take out a loan on their &amp;quot;new&amp;quot; condo at Madison Town Center if they wish to refinance since the project is likely less (probably WAY less) than 50% owner occupied. I&amp;#39;d be surprised if it was 10% owner occupied. &lt;/p&gt;&lt;p&gt;I&amp;nbsp;think it was a great idea to undertake the&amp;nbsp;failed venture, but completely the wrong year. HOA fees were over $390/mo too, that didn&amp;#39;t help.&lt;/p&gt;&lt;p&gt;From what I understand&amp;nbsp;if it comes back as a condo conversion project, its likely to be years,&amp;nbsp;instead of months. Ring a bell?&lt;/p&gt;&lt;p&gt;Well, its no different when finding that perfect house you have always dreamed of. Trust me, I have seen a lot of heartbreak and disappointment when dealing with buyers who are looking out of their price range. &lt;/p&gt;&lt;p&gt;While it may seem fun and the right thing to do by going out and looking at homes in person, but you really should take my advice here. If the time is right for you, and you are tired of renting &amp;amp; hearing your neighbors life as it unfolds through the walls...pick up the phone and speak with a lender. If you don&amp;#39;t have a lender in mind, call a Realtor that you trust, and ask for a referral to one. &lt;/p&gt;&lt;p&gt;A reputable lender will ask you a series of simple questions over the phone, or in person, in order to arrive at a monthly payment you can afford and what type of home price range you should be looking at. Some people don&amp;#39;t want to talk numbers, and I understand that. Sometimes it has to do with not really wanting to &amp;quot;know&amp;quot;, and sometimes its because of their bad credit - which they don&amp;#39;t want anyone to &amp;quot;know&amp;quot;. Its kind of like going to the dentist, most people don&amp;#39;t want to. &lt;/p&gt;&lt;p&gt;I know, but its an important step in the home buying process. Its the most important step actually. Any lender can issue you a pre-qualification for a home loan - normally this is done with a brief phone call, some questions regarding your income, credit, and expenses. It takes about 10 minutes!&amp;nbsp;They can issue you a pre-approval after a more thorough look into your finances and credit worthiness, this requires actually running your credit, seeing your proof of income, and determining your expenses. A pre-approval is better, but&amp;nbsp;in order to start looking for a home in THE RIGHT price range, all you really need is a simple pre-qualification from a local lender that knows what they are doing. &lt;/p&gt;&lt;p&gt;Start out on your home buying journey the right way, make a&amp;nbsp;phone call to a lender to discuss current rates and get a pre-qualification. THEN&amp;nbsp;- pick up the phone, call your Realtor, and let them know you are ready to start looking at homes on the market. While there are many things you could and should do by yourself - buying a home is not one of them unless you are a &lt;strong&gt;very&lt;/strong&gt; experienced home buyer and or a Realtor yourself. &lt;/p&gt;&lt;p&gt;While this subject also is pertinent when buying from a &amp;quot;For Sale By Owner&amp;quot;, I am here to discuss why you should NOT buy a home from a builder unless you can be represented by your own broker. &lt;/p&gt;&lt;p&gt;There are some builders who don&amp;#39;t or won&amp;#39;t cooperate with Broker&amp;#39;s (your Realtor), but most will, especially in a challenging real estate market. In order for you to be represented by a Realtor during your purchase of a new home, your agent must usually accompany you on your first visit to the models or pre-sales &amp;quot;event&amp;quot; that is taking place. It is absolutely 100% FREE for you to have professional representation when buying a new home, or even a home that is a re-sale. Such as the case when buying a re-sale, the &amp;quot;Seller&amp;quot; pays all commissions to Brokers in the deal. It is no different at the New Home community where you would like to buy a home. The builder pays all commissions as well, since, they are the seller. &lt;/p&gt;&lt;p&gt;Why do you need a Realtor when buying a brand new home?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;TOP 10 Reasons&lt;/strong&gt;:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1)&lt;/strong&gt; Do you prefer that the person/company selling you a home be the sole entity looking out for your best interest and financial investment? &lt;strong&gt;NO WAY&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;2)&lt;/strong&gt; Would you like to have an impartial 3rd party&amp;nbsp;who is knowledgeable about the pro&amp;#39;s and con&amp;#39;s of the community and surrounding area, give you their professional opinion prior to committing a deposit? &lt;strong&gt;YES&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;3)&lt;/strong&gt; Wouldn&amp;#39;t&amp;nbsp;you prefer to have a professional Realtor so they can assist in the handling of any and all paperwork the builder needs signed prior to closing, for instance during those busy times when you or your significant other can&amp;#39;t get to the community due to work, family , and other pressing issues? &lt;strong&gt;YES&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;4)&lt;/strong&gt; Do you feel comfortable reviewing by yourself closing costs statements and estimates that your lender and escrow are going to be providing you? &lt;strong&gt;PROBABLY NOT&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5)&lt;/strong&gt; Don&amp;#39;t you think it would be nice to have someone who sells homes EVERY month, to be there for you to catch any mistakes the builder may make during the escrow process? &lt;strong&gt;OF COURSE&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;6)&lt;/strong&gt; Do you feel that you will remember all of your rights granted in the sales contract and be sure that any and all disclosures will be fully understood? &lt;strong&gt;NOT LIKELY&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;7)&lt;/strong&gt; The new home community you buy from is likely staffed with about 2 or so employees in the sales office to handle day to day sales &amp;amp; problems with people who are currently buying, and for those who have just closed - moved in - and found problems with the home physically. Don&amp;#39;t you think they may be a little burdened already to really focus a 100% of their efforts on just you? &lt;strong&gt;MORE THAN LIKELY&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;8)&lt;/strong&gt; Don&amp;#39;t you think that it would be nice to&amp;nbsp;establish a relationship with a local Realtor who is knowledgeable about the community and the business itself,&amp;nbsp;so that when you are eventually ready to sell or buy another home, you have a connection in the business who wants to make you successful? &lt;strong&gt;YES&lt;/strong&gt;. &amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;9)&lt;/strong&gt; During the building process, wouldn&amp;#39;t it be nice to have your Realtor press the new community to take action on any outstanding issues, give you frequent updates on progress, and let you know what expect in the coming days, weeks, and months? &lt;strong&gt;YES&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;10)&lt;/strong&gt; Can you come up with a very good reason why you don&amp;#39;t need professional representation when buying your new home, and for some of you, your first home? &lt;strong&gt;PLEASE EMAIL ME IF CAN&lt;/strong&gt;!&amp;nbsp; &lt;img src="http://www.thescvagent.com/emoticons/emotion-2.gif" alt="Big Smile" /&gt;&lt;/p&gt;&lt;p&gt;I would like to encourage any of you who desire to buy a brand new home in 2007, to contact me. While there is the downfall of there being a Melloroos tax in this area (almost all new developments in the future will out here), these homes are worth taking a closer look at. &lt;/p&gt;&lt;p&gt;The first homes will be released at a private VIP event that you need an invite to in order to attend.
