So what do we do differently? Most Realtors have websites, and are online, right? Kind of. Here is the scoop...most Realtors have a website that they hardly know the login information to. They hire someone to maintain it, and make annual changes to it, if necessary. That type of website will never get found in Google, or Yahoo. Those search engines like fresh, new content, like this website has to offer. If homebuyers aren't finding your Realtor's website, how will they find your home that's listed with them for sale? The short answer is, they won't. They'll likely only find it on Realtor.com, which isn't enough marketing for your home, by itself. A long time ago, we decided to make a wave with how homes, like yours, are marketed online. We've found that our clients' homes will sell for top dollar with our marketing methods. We also position your home to sell quicker simply due to the exposure our marketing creates. Below is just a snapshot of the top 10 marketing methods we employ. Don't worry, we still do all of the old, boring, and sometimes useless stuff the other Realtors do, such as flyers and Just Listed postcards, but our focus is to get your home sold, not kill trees. If over 90% of homebuyers are online looking for homes to buy, then they don't need an 8.5x11 flyer. They've already viewed our online flyer for your home, and probably printed it themselves! Robert & Brian's Top 10 Steps To Success When Selling Your Home: 1) Web Presence: Simply put, web presence is everything! Anything else is secondary. When people enter their search query into Google, Yahoo, or Bing, they hope to find relevant websites. By putting out so much fresh, daily, and descriptive information onto not only our main Santa Clarita website (TheScvAgents.com), but our various blogs too, the search engines frequently put our websites at the top of their first page. By being on the first page of Google, or Yahoo, it enables homebuyers to find us, and in-turn, find your featured home for sale. The end goal is exposure, like no other. It's our specialty.  
2) Professional Photographs: About the only old school thing we do in our marketing is still new school. And that's our photography. We hire the very best photographer currently doing work in the Santa Clarita Valley. In fact this photographer used to shoot the models for the Santa Clarita Valley's biggest home builder. The quality is second to none. Our photographer also provides us an amazing listing website for your home. That's right, we have more than one listing website for your home. Exposure, remember? Check out some of his work for us here, and here.  3) Videos: This one is our favorite. Video is probably the biggest exposure generator. We shoot videos of your home, your community, local places you and your neighbor shop, and of ourselves in the office discussing boring real estate stats. The video we shoot is raw, and lightly edited. It's amazing how many calls we get from people who are relocating. They tell us they saw us in the (your area) video, and really appreciated the insight into the neighborhood and homes. In fact, we created our own YouTube channel for this very purpose. As of today, we are approaching 100 videos for consumers to watch. When we do a video for your home, or your community, it helps narrow the buyer pool by putting more information out there, and hence, we get that much closer to helping you find the right buyer for your home. While most Realtors have not embraced video yet, and are a bit camera shy, we have gone full steam ahead and made it a pivitol part of our marketing. Slowly, we're becoming known as those Santa Clarita real estate guys on YouTube, too.
4) Facebook and Twitter - Social Media: You may not be a fan of social media, but there is no denying this is where the marketing shifted. It's already there. Luckily for you, we as your Realtors have figured out a way to get your home additional exposure, by advertising it to our sphere on Facebook, Twitter, and other popular Social hubs. There's really a science as to how to "sell" people stuff on Facebook, for instance. They aren't there to be sold to. It's supposed to be social. So we do it all, with a social tone that makes it all, a bit interesting. Facebook has over 500 million users, and it's users collectively spend over 700 billion minutes a month on their website. That's a ridiculous amount of time! Did you know Facebook surpassed Google as the number 1 most visited US website? It's true. It's all about exposure. Your home, when listed with us, will reach an astonishing amount of people. More exposure, equals more leads for your listing. Visit our social hangouts on Facebook and Twitter (Robert / Brian). 

5) Powerful Branding Images: We all know that branding helps. Most of us go for the Coca-Cola instead of the Shasta, right? There is just something about the familiar, and recognizable. Real estate is a business. While the core of our business is the unique marketing and new-age approach, we knew that creating recognizable branding images would be important for our clients, and us. The Robert and Brian Team logo, and TheScvAgents.com logo, are both very well known in Santa Clarita. People see it online, in magazines, and on our For Sale signs. This consistent branding is a win for our clients, because it will generate more leads. Who better to take the phone calls and internet inquiries for your home, than the Realtors who you hired to sell it? Just like the consumer more often than not reaches for the Coca-Cola over the Shasta, we find that Santa Clarita homebuyers are frequently reaching out to us for help versus much of our competition. Our sales record proves it. 

6) Syndication (say what?): This one is so sweet. Even though we operate about 8 main hubs of our online presence on a daily business (websites, blogs, social media, etc), your listing is not limited to just those sites which we manage. Just the opposite. Your home will be Syndicated (meaning sent to) to 45+ different real estate related websites, outside of our jurisdiction as Realtors. More exposure for your home to more homebuyers, equals faster sale, and top dollar received. Among these websites that we send your listing to is Realtor.com. Everyone knows Realtor.com. It's the most popular real estate website in the United States. But it's not the only one. Your home will also be available for homebuyers to look at on Zillow.com, Trulia.com, Craigslist.org, Yahoo Real Estate, Cyberhomes, Google Maps, and so much more. That's 45+ different websites we are in partnership with. And that's amazing! Remember, exposure is everything. We will leave you with this tid-bit in regards to Realtor.com. Not all listings on Realtor.com are equal. When you contact us, please remember to ask why that is! 
7) Music Video For Your Home: This one really throws off the homebuyers, and makes them say "whoa!" To make your home stand out, we aren't going to focus on the flyers, or magazine ad since most homebuyers are online, and their noses aren't fixated in a local real estate magazine. One of the coolest thing we do is make a music video. The buyers love it. It really gets them pumped up to see your home. And better yet, when they're in the car with their Realtor, you can bet they'll be asking about the home with a music video! 8) Top Agents United: This is really low tech. But man is it useful! We've teamed up with over 30 of Santa Clarita's leading real estate professionals, and our team meets with them two times a month. These Realtors, including us, must meet a minimum requirement of homes sold, each year. At these meetings we pitch our upcoming listings and discuss our buyers' needs. When we pitch one of our upcoming listings, it's as if we're telling about 300 different buyers, all at once. We figure, each of these great Realtors has about 10+ buyers looking to purchase a home in the coming 90 days. There are approximately 30 Realtors in our Top Agents United network. The math is easy, 30x10 = 300 buyers! Each of us really respects the other a lot, and enjoy doing business with one another. We're more likely to get an offer from a Top Agents United Realtor, than from any other Realtor, when we list your home for sale. 
9) Open House Events: We just can't be normal, and say "open house," can we? No. Our open houses are events. We bring video tours of your home to promintely display on our laptop as buyers pass by. We bring high-tech Cloud-CMA Buyer Tours for visiting prospects so they'll have more in-depth information about your home and the area. And we also bring a mortgage professional. That's right. A lender! That way the buyers can discuss financing, on the spot. We want every angle covered in your Open House Event. Even if just one buyer comes through all day during the event, for whatever reason, at least we did it right! So many Realtors use Open Houses as a means to get business for themselves. That's the wrong approach. We do them to get business for you, and to sell your house. While it's true, most homes are not sold via the Open House method, when done right, magic can happen! 
10) The Robert & Brian Team: When it all boils down, the biggest mouth piece for your home, is the Realtor you hire to sell it. In this case, when you hire us (Robert & Brian) you get two mouth pieces, no...make that three. Scratch that, make it four! That's right. There are four of us here at The Robert and Brian Team. Each of us, has in integral part in making sure your home gets sold with terms acceptable to you. There are no introverts here either. We are all outgoing, and ready to do what it takes. Unless that means skydiving. Well, scratch that, Brian has skydived. So I guess there is nothing we wouldn't do.
