  HOW THE BUYING & ESCROW PROCESS WORKS

Never be confused again how the purchase process works, below is how The Scv Agents Team First Time Home Buyer Program will work for you:

1) The Scv Agents Team will refer you to a TOP Santa Clarita Lender who specializes in assisting First Time Home Buyers. They will give you your best financial options, and you will choose one. After qualifying you for a loan, they will issue you a pre-approval letter.

2) You will then sit down with a member of The Scv Agents at their office and discuss your wants, needs, likes, dislikes, and you will help paint a picture of your perfect home. After this appointment, The Scv Agents Team will have a great idea of what type of home you should be in and where. They will then set you up on his First Time Home Buyer Program automatic email notification. You will start to receive new listings of homes hitting the market that day!

3) Set up and appointment with The Scv Agents Team to go tour homes that match your preferences. The Scv Agents Team has by now scouted out locations for you so no ones time is wasted seeing homes that are far from what you are looking for.

4) Once a home is identified as being "The One For You," you will sit down with The Scv Agents Team, discuss the best price to be offered on the home, and you will one more time confirm with the lender your financial options to make sure it all makes sense $ wise.

5) The Scv Agents Team will then write up an offer on your behalf, you will sign it, and they will then deliver it to the seller or seller's agent with a compelling cover letter as to why the seller should accept your offer.

6) Once the offer is accepted, usually within 3 days or so, you must deposit your initial deposit into escrow. This amount for a first time home buyer is usually between $1,000 and up to $15,000, it just depends on what was agreed to and how much money you have.

7) Once in escrow, The Scv Agents Team orders a home inspection on your behalf (usually around $200-450). This inspection will usually take place in the first week, and takes about an hour to three hours to perform. Once the inspector is done inspecting the home, they will summarize its condition with you, and issue a report the following day. You and The Scv Agents Team will look over the report and determine which items you want fixed. A written request to the seller is then made and sent off with your demands.

8) If the seller does not accept your written repair request, you have the option to back out of the deal and get your deposit refunded from escrow. Usually there is an agreement to terms of repairs, and the escrow moves forward, and the sellers begin to have items repaired and completed before the close of escrow. 

9) Within the first 7 days approx. of escrow being opened, you and The Scv Agents will sit down and review disclosures that the seller has provided for the home. These disclosures will detail many various statements about what the seller knows about the home, area its in, tract its in, association matters, and the list goes on and on as to what is being disclosed. Having a Realtor on your side like The Scv Agents Team comes in real handy when trying to understand the disclosure process. If there is something identified in the disclosures that you don't like - such as an insurance claim for a roof leak 3 years ago, you can back out for a reason like this and get your deposit back. Otherwise, most of the disclosures are just signed off on by you, and sent back to the seller as approved. 

10) You will receive additional papers over the coming week or two regarding the completion of any Termite work if it was needed, misc. vesting paperwork from escrow as needed, sometimes one or two missed signatures will come back as red flagged and need to be completed, and often times the listing agent will miss one document from the disclosures that needed to be included & signed and they will get that to you for signature as well.

11) Your lender will have you pay for an appraisal (around $300-$450) and that will be performed on the home to make sure the home is worth what you are paying for it. If it appraises in value, your loan can move forward, if it doesn't appraise in value, some negotiating will need to take place.

12) The next step is removing "contingencies" so the sale can move forward. Generally contingencies are put into the purchase contract to give you room to back out if need be. A contingency to remove is the "inspection contingency". You remove this once you agree to repairs with the seller and are finished with your various inspection on the home. Another contingency to remove is the "appraisal contingency." You remove this once you find out that the home does indeed appraise in its value. The last contingency you as a first time home buyer will remove is your "Loan contingency." Once your lender has verified that the loan indeed will fund and go through and all their needs have been met in order to loan you money, you will then remove that contingency. Often times all contingencies are removed with one simple signature on one piece of paper that The Scv Agents Team will provide you, or the Seller's agent will send a formal request for removal of contingencies.

13) You are very close to becoming a home owner at this point. All that is left is your final walk through. The final walk through is completed about 5 days prior to the close of escrow. You and The Scv Agents Team will meet at the house and verify that the seller made the repairs requested and that it is substantially in the same condition as when you made an offer on it.

14) Closing day is near. By this time, any amount that you need to close the escrow (down payment remainder) will need to be brought into escrow at or before the time you sign your loan documents with a notary. Once the loan documents are signed, and the rest of your monetary obligations have been met, your lender will fund the loan and escrow will forward all information to the Title Company for recording in your name.

15) The title company at the close of escrow records the home as being owned by you with the county, and the home immediately becomes YOURS! CONGRATULATIONS!

16) The Scv Agents Team then delivers the keys to you. You can begin moving in when the seller's are moved out. Sometimes the seller is given 1 or 2 days to move out beyond the date escrow closes. It just depends on what was negotiated in the purchase contract.

17) This is JUST THE BEGINING of your relationship with The Scv Agents Team, as your Realtors for life. They will be there for you every time you have a question about real estate, including what your new neighbor is selling their home for!

18) The Scv Agents Team will follow up with you just about on a monthly basis with either a newsletter, an email, a gift, a "pop-by" and say hello, or with an information piece at your door of your community sales information.
